The first and primary service we offer is just that, service.  Southern Title & Abstract has been in business for sixteen years; with the owners having thirty years combined experience in the title search and closing industry.  Additionally, the owners, Hugh and Millie Crenshaw, work full time, in house. They are directly accountable to you, and directly accessible to you, and only a phone call away.

NO KICKBACKS!  We do not participate in any kick back arrangements with brokers, lenders or realtors, commonly disguised, and cleverly marketed to you, as one-stop shopping.  These types of organizations refer to themselves as having  “Affiliated Business Agreements”, “Controlled Business Arrangements” or LLC Companies. Generally, the sole purpose of these organizations is to rebate money from the title company to the referring party.  As a rule, the customer is being advised that they can only close at a certain company, and are being charged inflated prices in order to accommodate the compensation back to the referring party.

Ultimately, the primary role and product of a title company is insuring title to real property.  Any title company can do this, but not necessarily do it correct, or handle your closing with expertise. There are many new people in the title industry, and many who have not been properly trained.

Our senior staff has comparable experience to that of the owners, and the junior staff has been, and will continue to be, trained in house.  The closing process involves many people, and there are numerous facets to be considered. Often times surprises will come up in the title search or closing. We are here to handle these surprises, and we will handle them with knowledge, professionalism and courtesy.
